Partnering with Shorecrest Project Management Group and Tishman Speyer, O’Malley Construction has completed 18,000sf and counting of office renovations and tenant improvements at The Franklin as Chicago reopens its doors.
On the heels of employees returning to offices and companies seeking out new spaces, the demand for high-quality office renovations has soared. Workers want to return to fresh and airy spaces, light color palettes, glass-enclosed private offices, and renovated kitchens and baths. Windows and views, along with access to green space and gyms, top the chart for demand as well. The Franklin’s Suite 3752, O’Malley’s latest project with Shorecrest and Tishman Speyer, is a prime example of what draws an employee back into an office after a year of comfort working from home.
This 4,427sf spec suite features private offices, open space for workstations, one large conference room and a full-amenity kitchen. It was completed during normal business hours with special attention to safety, social distancing, noise and dust mitigation, and cleanliness as the effects of COVID-19 continue to create unique challenges for our industry. Lead time issues on finish materials, project staffing concerns, health and safety monitoring, among others, have been industry-wide hurdles that the collaborative project team was able to overcome thanks to longstanding working relationships and an open line of communication.

Welcome to O’Malley Construction’s latest spec suite chock-full of creative finishes from the esteemed architectural firm, Eastlake Studio. The 23rd floor at 205 Michigan, managed by MBRE, features multiple glass-enclosed private offices, conference rooms with Lake Michigan views, three high-end kitchens, and an abundance of open office space. Not an ounce of detail was spared from the 12-foot maple doors and custom-designed wood dividers to the luxury light fixtures, turf ceiling, wall detailing, and mirrored closet doors in the reception space.
This work was completed during normal business hours with special attention to safety, social distancing, noise and dust mitigation, and cleanliness. Our onsite superintendent worked closely with the facilities representative to ensure safety standards were upheld. Our project manager kept an open line of communication with the building owner in order to finish on time and under budget.
COVID-19 has created unique challenges for our industry. O’Malley Construction was the general contractor for the comprehensive renovation of the 1929 Art Deco-designed Getz Theatre for Columbia College. It is one of a few courtyard theatre models in Chicago. O’Malley Construction has worked on this campus for more than a decade.

O’Malley Construction completed a comprehensive refresh of an existing 85,000sf call center in Rockford, IL. This work was completed during normal business hours in occupied space with special attention to safety, noise and dust mitigation, and cleanliness. The scope included new work spaces, conference rooms, huddle rooms, reception area, large cafe and open office layout.
This multi-faceted project was turned over to the client 10-weeks ahead of the proposed 42-week schedule without any disruption to the business’ operations. Our onsite superintendent worked closely with the facilities representative and kept an open line of communication throughout the job. Architectural firm Farnsworth Group was also a key member of the project team, and our working relationship with the architect was essential in turning over a successful project.
